Most Expensive Cambridge Postcode - CB10

In 2025, CB10 tops the list for the most expensive postcode with an average price of £710,000.

Whilst technically outside of the city of Cambridge, the CB10 postcode is centred around the historic market town of Saffron Walden, as well as the surrounding villages such as Little Walden, Wendens Ambo and Littlebury.

The rural and agricultural landscape naturally gives way to larger, more expensive freehold houses and is perfect for those families looking to leave city life for more space and a bigger garden.

Cheapest Cambridge Postcode - CB6

In 2025, CB6 is the cheapest area in Cambridgeshire to buy a property with an average price of £385,000. This is because CB6 is outside the city centre, and many of the new-build properties are made to be more affordable for first-time buyers.

Relative to the rest of the country, CB6 is still a very desirable location for many buyers, reflected in the fact that it is over £70,000 more expensive than the average property in the UK.

Estimated Property Listings

In the United Kingdom, the average number of properties listed for sale in a postal area is roughly 4,000. Cambridge as an area falls 15% below the national average with a total of ~3,000 listings. This reflects the smaller relative size of the postcode area, compared to other areas that are much larger or more densely populated.

In early 2025, CB6 tops the list for the most properties with an estimated 360 listings, and CB5 the least with an estimated 80 listings.

Most properties listed - CB6

Covering Ely and the surrounding rural areas such as Littleport, Little Downham and Prickwillow, more properties are listed in the CB6 postcode in 2025 than in any other Cambridgeshire postcode with ~400. With a rich agricultural heritage due to its location in the Fens, it serves partly as a commuter area for Cambridge, London King’s Cross and Norwich.

A significant number of new houses and developments have been created in Ely and the surrounding villages in recent years in order to help meet government targets and help first-time buyers get on the property ladder through schemes like the First Homes initiative. This is why CB6 comes in at number one for most properties listed in 2025.

Least properties listed - CB5

In 2025, CB5 is the least active postcode on the market with only ~80 listings. Lying to the north-east of the city, its boundaries stretch from Jesus College in the centre to Cambridge City Airport. Unsurprisingly, CB5 is the smallest of all the Cambridgeshire postcodes with the ward of Barnwell being the only significant suburb within the area, explaining its place at the bottom of the list.
